About Investment Management

WHY Investment Management is run by James Young. The platform was established in 2016 to provide an Investment Management service to discretionary clients. It builds on WHY’s transactional ability by providing a full management service. This ensures that a strategy identified at purchase is actually implemented in an astute and professional way. Funds under management are currently £225M.

The management team has been created to ensure that everyone involved has the highest standards of integrity and implements their skills in a commercial way.

Our Services

Investment Strategy

At the outset we establish the long term aims of the individual client and jointly agree a business plan which sets out the investment characteristics to identify in the acquisition phase.

Acquisition

We use our market knowledge to identify, secure and run the due diligence process. This ensures the property is suitable for purchase and has future liquidity by being free from material defects.

Asset management

This is fundamental to our service. Rather than being overlooked as a functionary process we see this as the foundation from which all performance derives. We deal with all aspects of asset management, ensuring that tenants are dealt with in a timely and professional manner. Our Facilities Managers are based throughout the country ensuring hands on day to day involvement with each property.

Management Accounts

We deal with this in-house to ensure we are always close to the money. The team are responsible for rent and service charge collection, VAT services and providing accurate accounts. Stringent safeguarding provisions are in place and the team is headed by a Chartered Accountant with regular audits from an established Chartered Accountancy Partnership specialising in Real Estate.

Property Finance

We have excellent relationships with a number of UK and international banks and are very experienced in arranging and structuring finance. We enjoy the highest possible “slotting”rating under the Basel Accords for management ability and through this are able to secure excellent loan margins and terms.

James Young

James is a founding partner of Whitmarsh Holt Young. For 27 years he has provided advice to a wide range of clients including REITS ,Private Banks and Family Offices. Prior to forming Whitmarsh Holt Young he was an Equity Partner at Gooch and Wagstaff, responsible for the transactions of a number of in-house discretionary Pension Funds. He has overseen the careful growth of our first fund from inception with £250k invested capital to a £25m portfolio today.

Peter Chalcraft

Peter is a highly experienced asset manager . In a 30 year career, that has included major roles at Hillier Parker and Vail Williams, Peter has amassed a wealth of hands-on property know how and enjoys the challenges of asset management. Peter lectures at Reading University on service charge operation and the RICS code of conduct.
